A friendlier, smarter downtown loft: SoCap Lofts

Regis Homes, the developer of popular local projects including Metro Square in Midtown and Metro Place at Washington Square in West Sac, introduced this more modern "soft loft" design at their Ironworks development in West Sac in the Triangle in 2007. While the West Sac project is groundbreaking in its own right as the first residential project in the Triangle, the concept seems to work better in a dense urban core. The downside? As of this writing, the project's location at 6th & R is a bit light on neighborhood-serving retail and Regis didn't include a mixed-use component (a café at the corner would have been nice) and it'll probably be a couple years before solid retail starts to enter that part of downtown.

The three-story residences—which come in four flavors—each feature two-car garages and "flex" space on the ground floor, open living and dining areas on the second floor with a half bath and laundry, and either one large master suite (Metropolitan and Metropolitan Tower floorplans) or two smaller master suites (Capitol and Capitol Tower floorplans) with a partial opening to the second floor below and an exterior deck. At about $93/mo, dues are low compared to other loft/condo developments in the area.

SoCap is located convenient to downtown shopping, employment, light rail, and the freeways. While the neighborhood amenities are limited in a three-block radius, these homes are convenient to all of downtown and Midtown entertainment.
